Terms of Service

By using LandMatch, you agree to these terms. If you don't agree, please don't use the service.

1. The Service

LandMatch is a property search tool that aggregates publicly available geospatial data (elevation, soils, hydrology, broadband coverage, flood zones, and more) to help rural land buyers evaluate parcels. We are not a real estate brokerage, lender, or title company.

2. Data Accuracy Disclaimer

This is the most important section. The data on LandMatch is sourced from public agencies (USGS, USDA, FEMA, FCC, state and county GIS systems) and is provided for informational purposes only. It is not a substitute for professional due diligence.

  • Parcel boundaries, acreage, and ownership data come from county tax assessor records and may contain errors or be outdated.
  • Elevation, slope, and aspect data are derived from digital elevation models and represent approximations at the parcel level.
  • Flood zone designations are from FEMA's National Flood Hazard Layer and may not reflect the most recent map revisions.
  • Soil and septic suitability ratings are from USDA SSURGO data and do not replace a site-specific perc test.
  • Well depth and yield data are from nearby recorded wells and do not guarantee similar results on a specific parcel.
  • Listing prices, photos, and status come from third-party sources and may be delayed or inaccurate.

Always verify critical information independently before making purchase decisions. Hire a surveyor, get a perc test, confirm flood zone status with your county, and consult a local real estate professional.

3. Accounts

You must provide a valid email address to create an account. You are responsible for maintaining the security of your password. One account per person.

4. Free and Paid Access

New users receive 5 complimentary property detail views. After that, continued access to property detail pages requires a paid subscription. Search functionality (browsing the map and results list) remains available to all registered users.

Subscription pricing is displayed on the pricing page at the time of purchase. All prices are in US dollars.

5. Billing and Cancellation

Subscriptions are billed through Stripe on a recurring basis (monthly or annual, depending on your plan). You can cancel at any time through your account settings. When you cancel:

  • Your subscription remains active until the end of the current billing period.
  • You will not be charged again after cancellation.
  • No partial refunds are issued for unused time in the current billing period.

6. Acceptable Use

You agree not to:

  • Scrape, bulk download, or systematically extract data from the service.
  • Resell or redistribute LandMatch data.
  • Create multiple accounts to circumvent usage limits.
  • Interfere with the service or other users' access.

7. Intellectual Property

The LandMatch application, including its code, design, and user interface, is our property. The underlying geospatial data is sourced from public agencies and is subject to those agencies' terms. Listing data is sourced from third parties and remains their property.

8. Limitation of Liability

LandMatch is provided "as is" without warranties of any kind. We are not liable for any damages arising from your use of the service, including but not limited to decisions made based on data displayed on LandMatch. Our total liability is limited to the amount you paid for the service in the 12 months preceding the claim.

9. Changes to These Terms

We may update these terms from time to time. We will notify registered users of material changes via email. Continued use of the service after changes constitutes acceptance.
